Patrick Murphy
After graduating from Hamilton College in 1980, Patrick Murphy began his commercial real estate career 41 years ago. Much of the business has changed in that time; however, Patrick’s enthusiasm and energy for the business has not.
Patrick is a leader in a large team of 15 salaried and commissioned people that provides real estate advisory services across the globe. This delivery platform provides workforce, workplace, consulting, and transaction services for many large portfolios of fortune 500 companies.
Prior to joining Cushman & Wakefield, Patrick was a part of the CBRE family of companies which included Insignia/ESG for 27 years. He was the Executive Managing Director for the CBRE NY Tri-State suburban offices running a $100 million business with all lines and over 1,000 people reporting to him. The experience prepared Patrick to become the strategist and business advisor that he is today.
Patrick is an industry veteran who admits to having fallen in love with commercial real estate at the inception of his career. That love with which he began is still with him today. Staying focused on the clients’ needs, as well as being open to feedback, is what allows Patrick to consistently operate at peak performance.

Marlene L. Manzella
Marlene L. Manzella is a Managing Director in Brokerage Services at Cushman & Wakefield's Midtown Manhattan office, where she works alongside veteran broker Patrick Murphy, Executive Vice Chairman and his affiliated KLG consulting team. With more than 20 years of experience, Marlene consistently delivers high-quality service and comprehensive solutions to corporate clients. She has held esteemed leadership positions as the Head of North America Leasing and Transactions at IBM and Head of Global Leasing at Kyndryl. These mandates encompassed managing an expansive portfolio of over 500 locations and 60 million square feet of commercial real estate. Marlene's expertise lies in assembling and leading multi-disciplinary teams in negotiating leases, renewals, expansions, and lease dispositions, providing talent-driven strategic advice, and executing complex transactions in top-tier markets across the globe. Her unique tenant perspective, in-depth understanding of the commercial construction process, and ability to deliver universal workplace solutions sets her apart in the industry.

Brandon DeGraff
Brandon has eight years of experience representing corporate tenants and landlords in commercial real estate transactions in New Jersey, New York City, throughout the United States and on six Continents. A former varsity golfer at Hamilton College, his focus allows him to work quickly and creatively on his feet, adapting to ever-changing situations and challenges to deliver superior results to clients. With a background in Political Science, he brings a unique perspective to office brokerage. Prior to working at Cushman & Wakefield, he worked on numerous state-wide and national political campaigns, where he learned that persistence and dedication achieve the best results for constituents and clients alike. Furthermore, his fluency in Spanish and improving Mandarin Chinese and Portuguese language skills display his commitment to properly communicating with all parties in a transaction. His focus on the task at hand, coupled with a genuine interest in understanding the perspectives of all parties, allow him to consistently yield results in favor of his clients’ interests.

John Giangrasso
John leads the Cushman & Wakefield Labor Union Practice Group.
He also spent 27+ years working in New York City Police Department and later became the youngest elected official on the largest police union board. In 1999, he was elected to the executive board of New York City PBA, and Chairman of the Executive Board in 2010. During this time, he oversaw $23 billion in assets in an extensive real estate portfolio.

Will Yeatman
Born: Naples, Italy

Hobbies: Reading, hiking/ walking, going to the beach, and watching football and lacrosse
Will was born in Naples, Italy, and grew up in San Diego, California. He is the middle child of 5 kids and the son of a naval officer and teacher. After graduating from high school, Will attended The University of Notre Dame and The University of Maryland where he studied history and political science. He excelled on the football and lacrosse fields for each university. A four-year starter in lacrosse, Will was an all-American in college and played in every game of his collegiate football career. After graduating in 2010, Will played five seasons in the NFL as an offensive tackle for the Miami Dolphins and Houston Texans.
Upon retirement from the NFL, Will had his sights set on the corporate environment in New York City and has been in love with New York since the moment he moved to The Big Apple. Will has spent the entirety of his commercial real estate career at Cushman & Wakefield and prides himself on protecting his clients with the same tenacity he brought to the gridiron. He specializes in tenant representation, agency representation, and office disposition and concentrates his occupier representation on financial, technology, and insurance clients. He takes pride in generating leverage for his clients by possessing an unparalleled understanding of each market in which he is negotiating. His competitive spirit and eagerness to always do right by clients are what industry peers and clients appreciate most. Winston Schromm
Winston advises corporations with international footprints as well as boutique financial institutions in Manhattan. He prides himself on communication, attention to detail, and an intense focus on transactional processes.
Prior to working at Cushman & Wakefield, Mr. Schromm spent time working in the logistics space, where he further developed his skills in statistical analysis and research.

Jimmy Giattino
Born: Sayville, New York

Jimmy grew up in Sayville, New York on the south shore of Long Island. He is the oldest of 3 kids and the son of public school teachers. After graduating from high school, Jimmy attended Hamilton College where he studied Public Policy and Economics. He was also a 4 year starter on the Hamilton College Football team, playing corner for the D3 program.
Upon retirement from D3 Football, Jimmy had the fortune of connecting with the Murphy Team through a college food services job at a local yacht club. He moved to NYC right out of school and has spent the entirety of his commercial real estate career at Cushman & Wakefield. He specializes in tenant representation, agency representation and corporate portfolio advisory. A diligent work ethic, thorough attention to detail, and hunger to devise and execute optimal strategies for his clients sets Jimmy apart as an advisor to both national/global corporate clients and New York based occupiers.

Jenna Palumbo
Jenna Palumbo was born and raised in Newtown Square, Pennsylvania and is the oldest of three daughters. Jenna completed her undergraduate studies at Trinity College where she studied Economics and Urban Studies, and moved to Manhattan shortly after her graduation in 2019.
Jenna began her career in Cushman and Wakefield’s Brokerage Training Program and joined The Murphy Group in 2021. Jenna advises corporations with both local and global footprints. Most recently, she has developed her portfolio management skills as a Transaction Manager within UBS Group Corporate Services. Jenna prides herself on her keen attention to detail and unmatched devotion to her client’s needs.
In her free time, Jenna enjoys hot yoga, playing the piano, and skiing in the winter season!

Connor Hollenbaugh
Connor Hollenbaugh joined Patrick Murphy's Team at Cushman & Wakefield in August of 2021. Prior to joining this Midtown Manhattan-based team, Mr. Hollenbaugh spent several years at Newmark as well as VTS, a leading property technology company serving the Commercial Real Estate Industry.
In his current role, Mr. Hollenbaugh focuses on Transaction Management on behalf of the firm’s National Corporate Service Clients. He works closely with the team to develop, optimize, and execute Real Estate strategies throughout North America. Mr. Hollenbaugh completed his undergraduate studies at Marist College with a major in Business Administration.

Bryan Murphy
Bryan joined the Cushman & Wakefield team in 2019 with two years of previous internship experience at C&W. He has been involved in numerous projects since his hire and assists all the team members with various tasks to get assignments done. With a sports history of Wrestling and Cross Country, Bryan has attained the determination to carry out all of his projects through the finish line while overcoming any obstacles that may arise.

Cara Murphy
Cara Murphy is an Associate at Cushman and Wakefield’s Midtown Manhattan office, and the newest addition to the Murphy Group. Joining as an intern in 2021, she focused on cultivating the team’s social media presence on Instagram and LinkedIn. She also designed this website.
Cara assists her team by capitalizing on marketing and media campaigns, with a primary focus on securing new business. Cara contributes valuable experience in identifying and securing prospective tenants, offering strategic market solutions, and providing overall client support.
Prior to joining C&W, Cara received her undergraduate degree from the University of Albany, and continued her education at Fordham University, where she obtained her real estate License. Cara has also held a separate internship, for a residential real estate firm.
